Building management sized for small and medium-sized buildings

An office, medical practice, shop or guesthouse needs something different from a family house. Here, comfort scenes aren’t what matters. What matters is that heating and cooling follow your opening hours, lights don’t stay on in empty rooms, energy use can be measured, and if a fridge stops or a pipe bursts, the person responsible hears about it within minutes – not the colleague who arrives the next morning.

Residential smart home systems are often too simple for this, while a central building management system (BMS) designed for large buildings is too big and too expensive. This is the gap MindzenSmart works in: we build a modular system with local control that builds on your existing building services and electrical installation and can be expanded in stages. In small and medium-sized buildings without a BMS, we set up control of fan coils, split units and valves, and bring in the fault and status signals from your plant equipment. We do not replace or take over an existing central BMS, and we leave the built-in controls of the boiler room, chillers, fire alarm and smoke extraction untouched.

MindzenSmart (Mindzen Direct Kft.) is a security systems company registered with the Hungarian police (file number: 01110-822/6574-2/2026.SZv.). That’s why your alarm system, access control and camera system can all be brought under the same monitoring.

What problem does it solve?

A well-designed building management system can help:

  • make heating and cooling follow your opening hours and actual use, zone by zone
  • switch lighting according to presence, daylight and schedules, in common areas too
  • make energy use visible by room, by tenant or by piece of equipment
  • send an immediate alert about deviations in fridges, the server room and plant equipment
  • detect water leaks early and shut off the water automatically
  • check your closing routine: alarm armed, lights off, heating in economy mode, doors locked
  • show the status of several sites on one screen, under the same rules

Good to know: automation doesn't replace maintenance of your building services, and it won't make heating a poorly insulated building cheaper. Its benefit is that you stop heating, cooling and lighting spaces when nobody needs it, and faults cause less damage because they are spotted sooner.

Who is this service for?

What do we automate and monitor?

You don't need everything at once: in most buildings, one or two areas deliver most of the benefit, and the rest can be added later.

Zoned heating and cooling

We control radiator, underfloor, fan coil and air conditioning systems room by room or zone by zone, adjusted to opening hours, occupancy and open windows. For air conditioners and VRF systems, we connect to the units' own controls through the manufacturer's gateway.

Lighting

Presence- and daylight-dependent control in offices, washrooms, corridors and storerooms; scheduled common areas; dusk-switched outdoor and sign lighting. Manual switching stays available everywhere.

Energy sub-metering

Energy meters in the main and sub-distribution boards: by floor, by tenant, by piece of equipment or by circuit. You can see what uses power at night and at weekends, and solar generation and EV charging can be included too. For billing, we recommend MID-compliant, certified meters; you also need to check that the certification is still valid at the time of billing.

Cold chain and plant equipment

We monitor temperature and humidity in fridges, cold rooms and server rooms, and receive fault signals from boilers, heat pumps and pumps. Alerts are delayed so that simply opening a door doesn't trigger a false alarm, while a sustained deviation reliably reaches the person responsible. Cold chain monitoring complements calibrated measurement – it doesn't replace it.

Water and frost protection

Leak detection in plant rooms, kitchens, washrooms and along pipes above the suspended ceiling; motorised shut-off on the main supply or section by section; frost warnings in rarely used parts of the building.

Opening, closing and access control

The closing routine in one step: the system checks for doors and windows left open, arms the alarm, switches off the lights and puts the heating into economy mode. Room modes can also follow access control permissions.

Who finds out about a fault – and when?

Detection is only worth something if the alert reaches the right person, even when they aren't on site. That's why we set up the monitoring routine separately for every building:

  • Notifications by app, SMS, email or voice call, depending on how serious the fault is
  • Escalation chain: if the person responsible doesn't acknowledge within a set time, the alert goes to the next person
  • On-call rota and responsible people by opening hours, including weekends and holidays
  • A silent system is a fault too: loss of communication, low batteries and power cuts each trigger their own alert
  • Back-up internet connection over the mobile network and an uninterruptible power supply for the controller
  • Event log and periodic reports on energy use, alarms and interventions
  • On request, connection to alarm monitoring, together with security events

What kind of system do we build on?

The choice depends on the building: whether cables can be run, what is already installed and how large a system is needed.

Wired and expandable

For new builds, renovations or wherever there is room in the distribution board: DIN-rail controllers and meters with a stable bus connection. The building operator can change the rules themselves, and the system can later be expanded with wireless devices.

Wireless retrofit

For a working office, shop or guesthouse where chasing walls isn't an option: an in-building 868 MHz Z-Wave network with modules fitted behind your existing switches. The network operates independently of the crowded 2.4 GHz band.

Integration with existing systems

If you already have building management, plant controls or an air conditioning system, we build alongside and beneath it: new measurements and controls are connected through a standard interface – for example Modbus – or through the manufacturer's gateway.

Common to all of them: control runs locally and keeps working during an internet outage, and critical alerts don't depend on a single cloud service. Controllers in several buildings or sites can be linked, so they can be managed from one screen.

Which brands do we work with – and why?

In business use, what counts most is long-term manufacturer support, local control, standard interfaces and editable rules.

Scroll or swipe sideways

One of the best-value wired systems. Dependable and suitable for corporate and public-sector building automation; the operator can edit the rules themselves, and the system can also be expanded with wireless devices.

Among wireless systems, the reliability of Z-Wave makes it suitable for simpler wireless building automation in businesses and public buildings, especially where cables can't be run. Fibaro's relay, dimmer and shutter control modules fit behind existing switches, and fan coils and wet underfloor heating can be brought into the same network with Z-Wave thermostats.

Norwegian Z-Wave thermostats and controllers: room-by-room control of electric and wet underfloor heating, DIN-rail and flush-mounted relays, wall switches. We choose them where heating needs to be controlled over Z-Wave with reliable devices that fit into a wall box.

Well-proven Z-Wave sensors – motion, opening, water leak, temperature and humidity – plus relays and metering switches. They complement the controller's own range of devices wherever a measurement or switching point is missing.

Shelly Pro DIN-rail relays and three-phase energy meters go into the distribution board: circuit-by-circuit metering and switching with local network access, used with the controller or on their own.

Radiator and wet underfloor heating control backed by well-known valve technology, with room-by-room scheduling and an open interface for integration.

Zoned control and manufacturer integration for air conditioning, heat pump and ducted systems; we choose it where the plant needs to be integrated together with its own controls.

Industrial LTE/5G routers and gateways for back-up internet connections, remote sites and stable remote monitoring access, also available in DIN-rail versions.

Managed switches, gateways and Wi-Fi access points: building automation goes on its own network segment, separated from the guest and office networks.

For air conditioning systems we also work with manufacturer gateways, and for metering with Modbus energy meters. For many rooms with radiators, we plan with affordable thermostatic radiator heads that fit the system – Zigbee- or Z-Wave-based, depending on the controller. The list isn't exhaustive: for a specialised task, we choose the manufacturer that offers the best solution for it.

What does the service include?

  1. Site walk-through and point list: what we measure, what we control, which deviations count as a fault and who gets alerted
  2. Automation system design and schedule: installation that can be split into phases, so the benefit shows up first where it is greatest; we fit the work around your opening hours
  3. Installation: distribution board work, meters, controllers, sensors and valves, together with a building services engineer and plumbing partner where needed
  4. Programming: schedules, zones, occupancy logic, alert thresholds, delays and the escalation chain
  5. User interface and permissions: managers, operators and staff each see what is relevant to them; several sites on one screen
  6. Handover with documentation: point list, wiring diagrams, rule list, network description and training
  7. Optional operations contract: remote monitoring, periodic checks, reports and fine-tuning as part of our Operation and service

What makes up the price?

  • The number of monitored and controlled points
  • Metering accuracy: operational or certified metering
  • Whether cables can be run: wired or wireless design
  • How the building services and air conditioning are integrated
  • Connection to existing systems
  • The complexity of alert and escalation rules
  • The number of sites and user roles
  • The depth of documentation, training and operational support

After the site walk-through, we give you an itemised quote that can be split into phases, so you can see what each step costs and what it delivers.

Frequently asked questions

How is this different from a smart home?

Part of the technology is shared, but the goal is different. A smart home is built around the comfort of the people living there; building management is built around predictable operation: modes based on opening hours, multiple users with different permissions, measurable energy use, documented rules and a chain of responsibility that reliably reaches the right person when something goes wrong. For an apartment or family house, smart home design and installation is the better starting point.

Does the existing plant equipment have to be replaced?

Usually not. Most boilers, heat pumps, air conditioners and fan coils can be brought into the system through their own controls or a manufacturer’s gateway. We tell you exactly which functions are available during the site walk-through, based on the models and the existing controls.

We already have a building management system. Can you connect to it?

If the existing system offers a standard interface – such as Modbus – or a documented manufacturer gateway, we add the new measurements and controls alongside and beneath it, so there’s no need to rebuild everything. We do not replace or take over the existing central system.

Does it need internet?

Control and local rules run without internet. Remote access and notifications need a connection; at critical sites we make it reliable with back-up mobile internet and an uninterruptible power supply.

Can the metering also be used for billing?

For billing between tenants or departments, we recommend MID-compliant, certified energy meters; you also need to keep track of whether the certification is still valid. For operational purposes – following consumption and cutting out waste – simpler, cheaper meters are enough.

Can the work be done during opening hours?

Yes, in phases. We schedule noisy work or anything that needs the power off for after closing time or at weekends, and wireless devices can be installed without disrupting your business.

How much can we expect to save?

We don’t promise a figure in advance, because it depends on the condition of the building and on how it is run today. We recommend putting the metering in place as the first step: that way, energy use before and after the changes can be compared using real data.
